Should I get a real estate agent to manage my rental property?

The services that we, as real estate agents, provide when managing your rental property aren’t just convenient for you as a property owner, they’re also very valuable. Renting out a property requires a high level of commitment and a lot of work. Here are some of the value-adds you can get by having a real estate agent manage your rental property.

Agents find suitable tenants for your rental property

We’re able to help you avoid long periods of vacancy by finding suitable tenants for your property, quickly. We can use our database of tenants and marketing methods to make your property highly visible and showcase your rental property in the best light. We will also professionally screen tenants to help you choose the most reliable, and make regular inspections to your property on your behalf. Acting as the liaison between you and the tenant means we’ll handle any calls for repairs or complaints. We know the ins and outs of the law so we can mediate any issues between both parties to come to an agreement sooner.

Agents take care of the paperwork

Paperwork can be difficult to keep on top of when managing a rental property. From property rules and regulations to lease agreements and contracts for repairs, we keep these files well organised and documented. We also keep tabs on the latest zoning regulations, federal and state laws, property values, and landlord rights and inform you of any changes that may need to take place. This includes adjusting the price of rent for the tenant to match market standards.

We’re proactive

We regularly keep in touch with you and the tenant, conduct regular property inspections and diffuse tense situations before they can become an issue. By being proactive, we’re able to keep you up to date with any property repairs or maintenance issues that are likely to become a problem so you can get on top of them before they do. With in-depth knowledge of the local real estate market, we can also inform potential tenants of all relevant information they need to know regarding the property and its location, before they make a commitment. This helps us screen for more reliable and long-term tenants.

Knowledge based on experience

We have expertise and knowledge when it comes to rental properties, thanks to our experience in helping landlords manage them. We will keep you updated on how much rent you should expect from tenants, what tenants are looking for in a rental property to help you repair or renovate the property to attract tenants, and any changes happening to landlord or tenant laws and regulations.

While managing your rental property on your own might save you some money up front, it’s a lot of work and requires a lot of commitment. Real estate agents are experts in the industry for good reason, so it doesn’t hurt to rely on us to take care of things for you.
