While we want tenants as soon as possible, we want the right tenant. We analyse each applicant, doing full background and tenancy checks, and recommend those we think are worth considering. Once you choose your tenant, we do the rest.
Our focus doesn’t stop once your tenants are in. We provide quarterly inspection reviews and take care of property maintenance and repairs. We can also pay bills, organise preventative services (like gutter cleaning), plus organise insurances and tax depreciation schedules.

Our property management fees are 7.7%, with a special management fee available for multiple properties under management. This fee includes services such as managing bill payments, facilitating maintenance and repairs, quarterly inspections, and monthly and annual tax statements. We also provide a $450 maintenance voucher when you switch to us.
On average it takes 1 – 2 weeks, however at Rosie & Rosie 99% of our properties have a tenant within 7 days from being advertised. Being specialists for the Adelaide area, we often find a new tenant even before the home is vacant!
We have zero tolerance for rent arrears. We strictly follow the legislation to ensure tenants are held accountable to all terms of their lease agreement, including property damage and maintenance.
